Renter's insurance and liability: pre- and post- privatization

On Dec. 15 there were two Town Hall meetings conducted by Balfour Beatty Communities to explain to base residents how housing privatization will work at Malmstrom Air Force Base. During the course of the meetings, many questions were addressed, but it appeared there was some confusion surrounding the subject of renter's insurance. Hopefully the following information will answer questions and/or concerns.

PRE-PRIVATIZATION: While residing in military family housing, you are encouraged to consider buying commercial insurance (renter's insurance) to cover your personal liability for government property and your personal property if you have a major loss. Renter's insurance should clearly include personal liability coverage for loss or damage to family housing, furnishings and equipment. You may be able to obtain only liability coverage for government property without insuring your personal property.

You may be held financially liable for loss or damage to the family housing structure, equipment and furnishings if you, your dependents or your guests cause the damage through abuse or neglect. The housing office staff can fully explain your options to repair, replace or pay for damaged items and the method of payment.

Liability and renter's insurance is also addressed in the Housing Brochure that is provided to all residents.

PRIVATIZED HOUSING: As with pre-privatization, you may be held accountable and liable for loss or damage to the family housing structure, equipment and furnishings if you, your dependents or your guests cause the damage through abuse or neglect. The major difference between traditional military family housing and privatized housing is Balfour Beatty Communities will provide residents who are military members with personal property and liability insurance as part of their lease agreement and at no cost to the member. The personal property insurance is in the amount of $20,000 with a $250 deductible. The liability coverage is $100,000. Liability insurance protects you from claims alleging that your negligence or inappropriate actions resulted in bodily injury or property damage. Residents will be encouraged to obtain additional coverage for claims over $20,000 for personal property and over $100,000 for liability.

Civilian residents, bachelors in family housing and DoD civilians are not provided with personal property and liability insurance.
